MAIN LODGE -- 2008 RATES

Rates for luxury suites in the main Lodge are based on single or double occupancy and include our delicious full breakfasts, complimentary lattes, espresso, or cappuccino, a welcome tray of wine & hors d'oeuvres, and evening sweets. We also provide complimentary bottled water, juices, ice tea, lemonade, soft drinks, gourmet coffee and specialty teas. Best of all, we'll personally assist you in making dinner reservations and arranging other activities to take full advantage of everything that the Olympic Peninsula has to offer.

Rates vary based on length of stay. A 2-night stay is required for all main Lodge suites. Rates for luxury suites in the main Lodge range from $185-$495 per night plus applicable taxes (single or double occupancy) and vary based on length of stay. Additional persons are $50/day per person (plus tax).

Please Note: Reservations for Lavender Festival require full-prepayment and 60-days notice for cancellation (90-days notice required for Lavender Festival reservations in our Vacation Cottages).

During Quiet Season in the main Lodge (November 1 through April 30), special packages include Hearts & Flowers packages for Valentine's Day, Spa Indulgence Retreats, Harvest Getaways, Yuletide packages, Fireside Getaways with snow-shoe or cross-country skiing trips, and seasonal festivals and events. The entire main Lodge building may be rented for absolute privacy or for Executive Retreats. Please inquire about our "Indulgence Packages" for honeymoons and anniversaries. We are happy to make other special occasion arrangements upon request.

Children under 16 are not permitted in the main Lodge. If you are traveling with young children, we can accommodate you in either the Guest House, The Summer House, or the 1916 Farm House.

Lost Mountain Lodge offers a 100-percent smoke-free and allergen-free environment with no smoking anywhere -- not even outside on the grounds! Also, we do NOT permit pets to insure that our bedding, fine linens, carpets and upholsteries remain impeccably fresh and odor-free.

VACATION COTTAGES -- 2008 RATES

Rates for our upscale guest houses and vacation cottages vary based on occupancy, length of stay, and dates of travel. Breakfast and daily maid service are NOT included in the rates for our vacation cottages.

THE GUEST HOUSE at the Main Lodge

May 1 thru October 31 & ALL Holidays (3-night minimum)
1-2 persons = $395 per night plus tax
3-4 persons = $495 per night plus tax
Special weekly rates for stays of 5+ nights

November 1 thru April 30 (2-night minimum)
1-2 persons = $350 per night plus tax

The Guest House at the Lodge is a self-catering accommodation. Breakfast and daily maid service are NOT included (available for an additional charge). A Vacation Rental Agreement and Security & Damage Deposit are required for The Guest House. This Security & Damage deposit is fully refundable provided there are no missing items or damage to the residence and its furnishings.

THE 1916 FARM HOUSE near Dungeness Spit

The 1916 Farm House is always a 3-night minimum stay.
A 5-night minimum stay is preferred during June, July, August, and Christmas week. There may be exceptions due to availability so please check with us. Please note that Holiday weeks/weekends and Lavender Festival reservations require full prepayment.

Maximum occupancy in the 1916 Farm House is a maximum of 2-4 adults plus a maximum of 2-4 children or eight (8) persons total including any/all children and infants.

Please Note: The 1916 Farm House is a self-catering accommodation -- breakfast and daily maid service are NOT included. For stays of six (6) or more nights, a mid-week "tidy & sheet change" is available for an additional charge. A Vacation Rental Agreement and Security & Damage Deposit is required for the 1916 Farm House. Children of all ages are warmly welcomed in The Guest House, the Summer House and the 1916 Farm House. A crib, high chair, and changing pad/diaper pail are available upon request for families traveling with infants and toddlers.

GIFT CERTIFICATES & THIRD-PARTY RESERVATIONS
We do offer "Gift Baskets" which include The Getaway Gift Card from BedandBreakfast.com The Getaway Gift Card may be purchased in $100 denominations up to $2000. The Getaway Gift Card may be applied towards a reservation here at the Lodge and is also accepted at more than 4000 B&Bs in the United States. We also accept Gift Certificates from the Washington State Bed & Breakfast Guild (www.wbbg.com). Some restrictions may apply. Please note that reservations made using a gift certificate or Gift Card are final, non-refundable, non-transferrable and not redeemable for cash. So sorry, we no longer accept reservations made by a 3rd party (anyone other than the actual guest) unless we are able to confirm the reservation details directly with the actual guest.

THE FINE PRINT

• Room rates are per room per night. All rates subject to applicable taxes at the time of occupancy.
• MasterCard and VISA accepted along with traveler's cheques.
• Check-in is between 4:00 PM to 6:00 PM daily. So that we may properly welcome you to the inn, please contact us at least 48-hours prior to your arrival date if you need to arrange an alternate check-in time.
• Check-out is no later than 11:00 AM on the day of your departure.
• For the comfort of our guests, the Lost Mountain Lodge, the Guest House, the 1916 Farm House, the Summer House and ALL grounds are NON-SMOKING ONLY. Persons who do not respect this policy may be asked to leave without a refund AND: a) for Lodge guests, a $250.00 smoke-removal and fumigation fee may be automatically charged to your credit card; b) for our vacation cottage and guest house rentals, guests will automatically forfeit their Security & Damage Deposit.
• Since the resident wildlife is so important to the quality of our guests' experience, we cannot accept your pets and pets are not permitted in parked vehicles. However, we are happy to recommend a local "Bed & Biscuit" for your pet.
• There is secure parking on the property -- for our guests only -- for boats, campers, RVs, jet skis, and snowmobiles.
• All rates and policies are subject to change without notice.

DEPOSITS AND CONFIRMATION

The Deposit is a guarantee that we will hold the room for you for the number of nights booked and that you will pay for ALL nights as reserved:

Reservations are secured and confirmation is sent with receipt of one night's deposit for single room reservations of three (3) or fewer nights in the main Lodge.

A 50-percent deposit is required for all Guest House, 1916 Farm House and Summer House reservations; Special Packages/Honeymoon Packages; or any single room reservation in the Lodge of four (4) or more nights.

Full-prepayment is due in advance whenever a reservation is made under these circumstances:

• anytime two (2) or more rooms are reserved
• within 14-days of your arrival date for main Lodge reservations of three (3) or fewer nights
• within 30-days of your arrival date for main Lodge reservations of four or more (4+) nights
• within 30-days of your arrival date for ALL reservations between Memorial Day weekend and Labor Day weekend and for all Special Packages
• within 30, 60 or 90-days of your arrival date for reservations in our vacation cottages (based upon time of year and your length of stay).
• for all Lavender Festival week reservations
• for all Holiday week or weekend reservations
• for all reservations made by an international guest (not residing in the U.S.)
• any third-party reservation

Guests are responsible for all reserved dates. Please review your arrival and departure dates for accuracy upon receipt of your confirmation letter. There are no refunds for early departures.

OUR CANCELLATION POLICY
Please carefully review our Cancellation Policy. As a small exclusive inn, we find it most unpleasant to turn guests away only to have a last minute cancellation that cannot be filled. Please note that our Cancellation Policy is DIFFERENT for the B&B suites in the main Lodge vs. our vacation cottage rental accommodations.

CANCELLATION OF MAIN LODGE RESERVATIONS

• For single room reservations in the main Lodge of one (1), two (2) or three (3) nights -- cancellations must be made a minimum of 14-days prior to your arrival date EXCEPT from Memorial Day weekend through Labor Day weekend when we require a minimum of 30-days notice for any cancellations regardless of length of stay.
• Deposit refunds are subject to a $50 processing fee. Cancellation of single room, short-stay reservations with less than the required notice in advance of your arrival date will forfeit the deposit.
• For single room reservations of four (4) or more nights, cancellations must be made a minimum of 30-days prior to your arrival date. Deposit refunds are subject to a $150 processing fee. Cancellation with less than the required 30-days notice in advance of your arrival date will forfeit the deposit.
• For Special Packages or Honeymoon Packages, cancellations must be made a minimum of 30-days prior to your arrival date. Deposit refunds for Special Packages are subject to a $150 processing fee since special arrangements and /or deposits for other services have been made or prepaid on your behalf.
• In the case of Lavender Festival week reservations, cancellations must be made a minimum of 60-days prior to your arrival date and are subject to a $150 processing fee. Cancellations with less than the required 60-days notice in advance of your arrival date will forfeit the deposit.
• For reservations of two (2) or more rooms or any reservation on a Holiday week/weekend, cancellations must be received in writing a minimum of 90-days prior to your arrival date. Deposit refunds when two or more suites have been reserved or reservations on Holiday weeks/weekend are subject to a $150 processing fee. Cancellations made with less the required 90-days notice will forfeit the deposit.

1916 FARM HOUSE, GUEST HOUSE and THE SUMMER HOUSE

• For Guest House, 1916 Farm House, or The Summer House reservations of two (2) to four (4) nights (September thru May), cancellation must be made a minimum of 30-days prior to your arrival date.
• For all vacation cottage reservations from Memorial Day weekend through Labor Day weekend, cancellations must be made a minimum of 60-days prior to your arrival date.
• For reservations of five (5) or more nights, any reservations during Lavender Festival week, and all Holiday weeks/weekends, cancellations must be made a minimum of 90-days prior to your arrival date.
• All deposit refunds on our vacation cottages are subject to a $150 processing fee. In some instances -- special Holiday weeks/weekends or Lavender Festival week -- refunds will be made ONLY after the Guest House, the 1916 Farm House, or The Summer House has been rebooked by other guests.
• Cancellations for vacation rental cottages with LESS than the required notice prior to your arrival date will forfeit the deposit.
